BIM應用於科技廠房設施維護管理之案例探討

科技廠房設施的營運管理與一般建築設施並不相同,本研究乃針對一個具有儲存環館的科技廠房設施為研究案例,該設施提供世界上亮度最高的光源以供國內外相關研究用戶前來實驗,而在要求實驗數據的高品質、高精度前提下,該設施必須無時無刻維持最佳的營運環境狀況。然而該設施目前的營運管理模式大都採被動式管理,新完成的儲存環館建築量體龐大且為環狀,進而使得此特殊廠房之設施維護管理更加複雜。為嘗試不同做法,本研究探討應用建築資訊模型(Building Information Model或BIM)技術於該設施有關建築物維護管理及新實驗站建置之可行性。本研究嘗試應用BIM於四種情境,包括(1)應用於機電土木小組之設施維

護管理、(2)應用於跨部門之共同作業設施維護管理、(3)應用於實驗站之空間模擬與碰撞檢討,以及(4)應用BIM與GPS於環狀建築之座標測量。研究結果顯示應用於四種情境皆具可行性。第一,將5年期間建築消防維修紀錄,全部鍵入BIM模型資料庫,經彙出明細表整理出同性質的維修項目,可與廠商簽訂年度開口合約議價,透過長期合作以量制價應可減少維修成本。另外藉由BIM圖層色塊清楚可顯示出週期性的待維修或換修,將更有效率改被動為定期主動式維護換修。第二,透過應用BIM共同作業於拆牆合併辦公室的情境,應可減少約15%工作天及減少約10%工程費。第三,將光束線實驗站建置於BIM模型上,可做空間模擬與碰撞檢討,也可

出圖作高精準度的放樣,且透過修改參數即可自動連結更新圖面。第四,在此大型環狀科技廠,利用GPS測量儀器於各出口位置測量,將數據儲存於BIM資料庫,並在各出入口標示BIM 3D模型圖結合GPS座標值,應可應用於緊急事故發生時救護車與消防車可迅速準確到達正確廠房的位置進行搶救。

專案係指在時間及預算限度內的一個獨特任務、產品、成果或服務,室內裝修工程亦需在一定的預算和時間內,達成預定的工程任務,具備一般專案的特性。但實務上在規劃設計的階段,因業主預算考量下,常常變更設計而使得規劃時間過長,造成整體時間延宕,若能在規劃之前先了解預算需求之間的平衡,將能有效提升室內裝修工程之品質。臺灣在都市快速發展的狀況下,人口集中於都會區,對於居住的需求除日益增多,亦帶動了房價高漲,而公寓大樓的需求也因此暴增,根據內政部營建署之住宅需求動向調查中,首購族仍然是目前需求之大宗,佔全臺灣平均49.0%。對於剛購屋的家庭來說,預算花費因以購屋為主,因此運用在室內裝修上的費用已相形減少,購屋

後還需要一筆基礎工程的費用,例如水電變更、油漆修補、供生活之使用或收納之櫥櫃需求…,而系統櫥櫃因已模組化、系統化,所以在價格上也比一般木工製作廚櫃還節省。目前系統家具已經能夠在客廳、餐廳、廚房、書房、臥房…等住家之室內空間全方面的應用,尤其是最重要的寢室,人的一生之中,睡眠就佔三分之一的時間,因此臥室空間對每個人來說都是非常重要的。本研究之系統櫥櫃房間配置最適解,來解決設計者、需求者與預算之間的平衡,藉以減少因預算而反覆溝通之問題,以購屋後主臥室的基礎系統櫥櫃需求,範圍選擇是以建坪以83㎡~116㎡(25~35坪)的首購族為主。透過程式撰寫,需求者輸入房型之寬度、深度尺寸後,提供系統廚櫃配置方

案,再依據消費者機能的需求,選擇並輸入所需求的系統廚櫃數量,計算出最符合預算的配置研究。希望透過本研究,可以快速計算出消費者在有限的預算下,快速滿足主臥室的基礎系統櫥櫃需求與形式,減少在報價的過程,若超出預算後,一來一回修正規劃設計的時間,改善規劃流程的速度,提升室內裝修的服務與產品品質。
